Description:GENERAL PURPOSE: Overall maintenance responsibility for 2 locations, 1 in Long Beach and 1 in Cerritos area in accordance with Properties policies and standards. Performs the job in accordance with all applicable standards, policies and regulatory guidelines (i.e. OSHA standards) to promote a safe working environment.KEY RESPONSIBILITIES/DUTIES: Reasonable accommodations may be made to allow differently-abled individuals to perform the essential functions of the job.Responsibilities include but are not limited to:--- Inspects property daily and identifies any potential hazards, damage, repairs, and improvement opportunities.--- Provides coverage to the properties during some weekends and holidays.--- Performs basic repairs to plumbing, lights, door hardware, cement repair, flooring installation/removal, woodwork, painting, furniture repairs, heater repairs etc. in a timely and efficient manner.--- Works in conjunction with other staff on larger projects often requiring a team of two or more.--- Orders supplies and maintains an inventory of replacement parts.--- Inventory control management for property.--- Contacts and oversees outside vendor repairs when needed.--- Generates preventative maintenance programs and performs preventative maintenance programs where necessary and or instructed by management.--- Participate in maintaining internal and external lighting fixtures including replacement of ballasts, light bulbs and fluorescent tubes.--- Provides ongoing preventative maintenance to golf cart and RMU's.--- Troubleshoot operating systems.--- Assists marketing department with execution of center events including but not limited to being point of contact for event oversight, holiday preparation and on-going maintenance of signage hardware.--- Responds to daily requests for assistance from management, tenants and contractors.--- Obtain proposals for purchase orders, service contracts or time and materials contracts.--- Contract generation within proprietary platform.--- Participate and assist with certificate of insurance management and compliance database program for vendors.--- Request and organize bids from vendors.--- Document daily progress reports and maintenance logs.--- On call for after-hours emergencies.--- Other duties as assigned.MINIMUM QUALIFICATIONS: The following are the minimum qualifications which an individual needs in order to successfully perform the duties and responsibilities of this position. Please note that the minimum qualifications may vary based upon the department size and/or geographic location.Knowledge/Skills/Abilities:--- High School Diploma or GED.--- Must be 18 years of age.--- Minimum of three years facilities maintenance experience performing basic carpentry, electrical, mechanical, and plumbing functions. Shopping center maintenance experience preferred.--- Must be able to work independently and as part of a team.--- Ability to read and interpret documents and comprehend instructions. Ability to effectively present information to departmental management and tenants.--- Ability to define problems, collect information and establish facts.--- Must have basic computer skills.--- Must have a valid Driver's License in the state of California.PHYSICAL DEMANDS: In general, the following physical demands are representative of those that must be met by an employee to successfully perform the essential functions of this job. Ability to climb up and down a ladder and move around sites.
